Understand the numbers
NOI (Net Operating Income) = rent − operating expenses, before mortgage and taxes.
Cash flow = NOI − mortgage payment. This is estimated cash left before tax and unmodeled one-off costs.
DSCR (Debt Service Coverage Ratio) = NOI ÷ mortgage payment. Above 1 means estimated NOI covers debt service. With no loan, DSCR is not applicable.
LTV (Loan-to-Value) = outstanding mortgage ÷ property value. A 70% LTV means €70 owed for every €100 of value.
Cash-on-cash return = annual estimated cash flow ÷ initial cash invested. Negative cash flow produces a negative return.
